Khaitan & Co advised Ashwin Sheth Group on title due diligence for ‘One Marina’ project

Khaitan & Co advised Ashwin Sheth Group in carrying out title due diligence of the project known as ‘One Marina’ situated at Marine Lines, Mumbai, which is being developed by Valencia and Mishal Ventures Private Limited. The land on which the project is being developed is owned by the Municipal Corporation of Greater Mumbai (MCGM). Ashwin Sheth Group acquired a 50% stake in the Company and will be developing the project in joint collaboration with the existing shareholder, YM Infra Group.

The Khaitan & Co team comprising Amit H Wadhwani (Partner), Rahul Agarwal (Principal Associate), and Reet Namjoshi (Associate) advised the client on the due diligence process, including potential risks arising from the redevelopment of land owned by MCGM with tenanted structures, as well as compliance with the redevelopment policy of MCGM.
